Pursuing the Perfect Home

Drive-bys and Internet shopping will not show you the whole picture.

Recently I spoke with an agent who has been working with a buyer for three years, searching for that perfect home. As a realtor and a homeowner, I’ve learned there is no such thing as a perfect home; I bet even Oprah remodels the homes she buys.

So how does a buyer find exactly what they are looking for, and feel confident they are getting a deal?

First, meet with a lender to determine how much you can afford and qualify for. Most lenders have tightened up their guidelines, so make sure you have the credit score, employment, income and down payment necessary to purchase a home. I suggest you tell your lender how much you can pay every month for a mortgage and work the numbers backwards to determine how much you can spend on a home.

Second, your realtor is showing you everything for sale in your price range, but stop by open houses, anyway. You will know you are getting a deal, if you know what the market has to offer.

Third, write down your wish list—actually, two lists: your “wants” list and your “needs” list.

Fourth, look at all the homes in your price range. Drive-bys and Internet shopping for real estate will not show you the whole picture of the home. For instance, there is a great property for sale in Maui Meadows that I think is being passed by because of the appearance of a bad location. However, this home sits in a quiet, lush tropical setting with incredible ocean views and rental income.

Fifth, if a house has been for sale for a while, it does not mean something is wrong with it. This could be your chance to get a great deal. Look at the house!
