Xeriscaping Helps Sell Your Home

Water-saving landscaping can add resale value.

Conserving water is an important value anywhere, and Maui is no exception. We have wet years and dry years and a multitude of microclimates that lend themselves to creative landscaping using the principles of xeriscaping.

The word “xeriscape” combines the Greek word for dry, “xeros,” with “landscape.” The practice was first developed in the southwestern United States and is closely related to traditional gardening in Mediterranean countries.

If you are landscaping your home or making changes in your garden, you can save water by placing plants according to their need for water. This allows you to only give each grouping of plants the water it needs and avoid overwatering that can occur if plants with different watering requirements are on the same irrigation line.

Native Hawaiian plants are preferred in most cases, but in some areas they may not be the best choice. The goal is to create a natural landscape and to match the plants with the microclimates of the site to be landscaped. When landscaping, think of the microclimates that exist by asphalt driveways, cement sidewalks and tiled lanais, and near retention ponds and shade trees. Keep these microclimates in mind when planting.

Plants that like wet soils should be placed low spots and areas with poor drainage. Plants that are drought resistant can be put in dry areas, windy spots and exposed areas that receive a more sun.

Realtors will tell you that curb appeal is an important aspect in selling a home. A well-kept and attractive landscape can make a big difference when a potential buyer drives by and makes the decision to stop at an open house. The question is, will they appreciate the xeriscaping or be more interested in a traditional looking landscape and decide to keep driving?

To avoid this problem, you can use an “oasis” approach that puts plants that require high water and high maintenance in areas that have a larger visual impact, such as the main entry to the home. This is where bright flowers and other dramatic plantings can go. In area less visible, the xeriscaping can be employed. This oasis strategy lets you save water and also satisfy those who like a more traditional approach to their landscape.

Xeriscaping saves water, reduces maintenance and provides a conscientious homeowner with both beauty and added resale value.
